This post is part of a new 'Did You Know?' series inspired by my book, Real Estate Capital Markets (with co-authors Hugh Kelly and Constantine "Tino" Korologos). In addition, I sit on the board of directors of Agree Realty Corporation (a retail net lease REIT), teach real estate capital markets at NYU and Columbia, and consult on rating processes, expert witness work, and REIT structuring.

A central framework in U.S. real estate capital markets is the Four Quadrants:
· Public Equity – REITs and other publicly traded structures
· Private Equity – Opportunity funds, private partnerships
· Public Debt – CMBS and unsecured bonds
· Private Debt – Mortgages, mezzanine loans, and other direct instruments
These quadrants form the foundation for understanding how investors allocate capital, balancing risk and reward across public and private structures. Over the decades, the markets have shown resilience - while regulatory oversight provided safeguards, the markets have weathered volatility and expanded access to capital.
The quadrants don’t operate in isolation. They interact, overlap, and evolve in response to macroeconomic forces, technology, and global events. Regulations have been strengthened to protect investors, and ESG has become a factor in decision-making, contributing to how companies and investors evaluate opportunities. Meanwhile, derivatives—spanning bonds, commodities, currencies, interest rates, and indexes—help manage risk and broaden the tools available for market participants.
Why does this matter? Because understanding these quadrants isn’t just academic—it’s practical. Whether you’re an investor looking for diversification, a lender managing risk, or a borrower accessing capital, the Four Quadrants framework provides a lens to navigate complexity and identify opportunities in any market cycle.
